All great points.  I would say the most important things to have regardless of how the page looks is benefits and telling your reader what is in it for them.

More specifically how is the benefit going to solve a problem for your reader.

Also, what is in it for the reader?  Why should they optin?  Why should they buy?  That needs to be clear and presented quickly or else your reader will click away.
